PROJECT TEAM

Development and management — Ino. The Developer

Logistics and warehouse complex in Kyiv Region

A project in which we delivered the first stage of development: from land plot analysis to a fully defined product with an implementation roadmap.

The complex of over 12,000 m² consists of two warehouse blocks (6,072 m² and 5,986 m²).

It features integrated offices, technical and auxiliary premises, a well-thought-out flow for freight traffic and functional zoning of the site.
WHAT WE ARE RESPONSIBLE FOR

Ino's role in the project
‍

Identified the site's potential
We analyzed the location, accessibility, urban planning and engineering constraints, and identified the real development opportunities for the asset.
Worked out development scenarios
We developed several scenarios for organizing the site and identified the most economically viable one.
Shaped the product
We defined the functional structure of the facility: warehouse, office and technical functions, their zoning, interconnections and the key parameters of the future complex.
Designed the transport logic
We planned access roads, maneuvering areas and the separation of traffic flows for maximum throughput and cost efficiency.
Set the roadmap
We drew up the budget, phasing and roadmap — from the development concept to launch and operational management.‍
OPERATIONAL EFFICIENCY

Operational logic at the core of the project

In a logistics project, efficiency is determined by more than construction cost. It depends on how the facility will operate day to day: how vehicles move, how many operations the complex can handle, and how storage, loading, technical and office functions are organized.

That is why we shaped the product together with its future operational logic — from storage types to peak loads and the potential for further expansion.

As a result, the client received not just a development concept, but an economically sound logistics product with a clear model for implementation and operation.
Decisions made at the concept stage shape the economics of a property for years to come.
